Abstract

The problem of housing affordability, especially for youth, has reached a critical level in many countries. A key trend of recent decades is the steady growth of the gap between housing costs and rental payments. The paper presents a systematic analysis of the residential real estate market development over more than 100 years across several countries. The main pricing factors and housing acquisition conditions are investigated, and drivers of accelerated cost growth are identified. Based on these patterns, the study develops market forecasts and evaluates probable scenarios for changes in housing affordability
